Taking a report at the end of a tenancy? It dates and itemises the condition you handed the property back in: every item named from a controlled vocabulary, counts in a quantity column, the specifics in remarks, and photographs carrying their own date and time. If you are the landlord, you will want a record of the start as well, since an end-only report shows the state at handover rather than that anything changed during the tenancy. Ours does not replace an inventory list or condition report your own tenancy agreement asks for.

Property Condition Report

A standalone service. No move required.

Most people come to us for move coordination. But the property condition report is its own thing — and you can book it whether you're moving with us or not.

A condition report is a room-by-room photographic record of your property's state at a specific point in time. Move-in, move-out, or both. Marks, chips and worn surfaces photographed and timestamped where we find them, before they can be disputed.

Security deposits in Singapore are commonly one to two months' rent. On a mid-range condo that's SGD 5,000 to 10,000 sitting at risk. A condition report is the clearest evidence you can bring if a deduction is raised at the end of the lease.

Every report includes typically 300 to 700 timestamped photos and a room-by-room PDF delivered within 48 hours. Standalone reports start from SGD 230, with pricing based on property size.

48 hours is our standard turnaround. It can take longer in three cases, set out in clause 18.2 of our terms: the inspection could not be finished for a reason on your side or an occupier's, an event outside our control, or premises over 3,000 sqft where we agreed a longer period in writing.
