We coordinate the move — from sourcing vendors to overseeing key moments on-site. A detailed Property Condition Report is completed at key handover, before your movers arrive, so the condition of the property and the expectations on both sides are clearly documented.
Settled is not one contract. You engage Bernie Teo for the home search and Moving, Managed for the move and the Property Condition Report. Two agreements, two invoices, each party responsible for its own work. We coordinate between them so it runs as one process, and we take no commission or referral fee from the search.
Bernie is a licensed real estate salesperson and is engaged by you directly. She sets her own fee. Choose the level of viewing support at your discovery session.
This is our own Move Coordination service, at our published rates, on our standard terms. Choose the tier that matches your move. A Property Condition Report is included in both.
Bernie Teo's fee for the home search is set and invoiced by her, separately from ours. Moving, Managed does not collect it, does not set it, and takes no commission or referral fee in respect of it.
Both Move Coordination tiers include a Property Condition Report. On the home you are taking it is done at key handover, before your movers arrive, so it records the property while it is still empty on the day you take possession. On Home to Home the property you are leaving is documented at exit instead, at the moment it matters for that tenancy.
We attend in person, work room by room to a fixed order, record what is reasonably visible on the day, and deliver a branded PDF report within 48 hours. This is the evidence base you can fall back on if a dispute arises at lease-end.
48 hours is our standard turnaround. It can take longer in three cases, set out in clause 18.2 of our terms: the inspection could not be finished for a reason on your side or an occupier's, an event outside our control, or premises over 3,000 sqft where we agreed a longer period in writing.
