Most deposit disputes come down to one thing: who has the evidence.

Without a move-in condition report, a dispute becomes your word against your landlord's. A timestamped photographic record — taken before you unpack a single box — changes that entirely. It shifts the conversation from assertion to evidence.

What You Receive

A timestamped photographic report, organised by room, with condition notes throughout. Delivered within 72 hours of the on-site visit — ready to share with your landlord or agent if needed.

Who It's For

Tenants moving into a new rental, tenants preparing to hand back keys, and anyone relocating within Singapore who needs documentation at both ends of a move.

Property Types

Available for condominiums, HDB flats, and landed properties across Singapore. Scope and pricing confirmed during consultation based on property size.

Three moments when a condition report matters.

01

Moving into a new rental

Document the property's existing condition before your tenancy begins. If anything is later disputed at handover, your report is your evidence.

02

Handing back the keys

A move-out inspection creates a clear record of the property's condition on the day you vacate. It removes ambiguity and supports your deposit claim.

03

Relocating within Singapore

If you're moving from one property to another, you may need documentation at both ends — a move-out record for your current home and a move-in record for the new one.

Deposit disputes happen. Documented ones are easier to resolve.

Security deposits in Singapore typically represent one to two months' rent. On a mid-range condo, that is commonly between SGD 5,000 and SGD 10,000. Without a condition report, any dispute at handover becomes a question of recollection — yours against your landlord's.

A timestamped photographic record, taken at move-in or move-out, changes that. It shifts the conversation from assertion to evidence.

Worth knowing

Most tenants who find themselves in deposit disputes have one thing in common — no documented baseline of the property's condition at the start of their tenancy.

This is also relevant if you're leaving Singapore. When you're coordinating an international departure, a disputed deposit is not a problem you want to be resolving remotely. A condition report taken before you hand back the keys gives you a defensible record.

Property inspection report — frequently asked questions

A property inspection report (sometimes called a condition report) documents the physical state of a rental property at a specific point in time. Every room, surface, fitting, and fixture gets covered, with written notes combined with timestamped photographs so there's a clear record of what the property looked like on the day.

Worth knowing: this is different from a defects inspection, which is about new builds and the Defects Liability Period. A rental property inspection report is about establishing a baseline between landlord and tenant. What was already scratched, marked, or worn before you moved in. That's what it protects.

Move-in is the most important moment. Most tenants who end up in deposit disputes didn't document the property when they took possession, and by the time the dispute happens, there's no baseline to refer back to.

A move-out report matters too, particularly if you want a record of what you handed back. And if you're relocating within Singapore, you may need documentation at both ends: what you're leaving, and what you're taking on.

Not really. A walk-through with your property agent isn't the same thing. Agents aren't trained condition assessors, and an informal viewing doesn't produce anything you could actually use as evidence.

A professional property inspection is done independently, goes room by room in a systematic way, and ends with a report you can share with your landlord or reference if something gets disputed later.

Standalone reports start at SGD 280 for properties under 1,000 sqft, with pricing by size up to from SGD 530 for properties above 3,000 sqft. Every report includes 200+ timestamped photos, a branded PDF delivered within 72 hours, and a deposit dispute guide.

The service is also included in our Fully Managed move coordination package, and available as an add-on to the Coordinated and Managed packages. Send us your property address and size via WhatsApp and we'll confirm the exact quote.

Every room and common area, with 200+ timestamped photographs and written condition notes taken on the day. This includes walls, floors, ceilings, built-in furniture, kitchen and bathroom fittings, appliances, air-conditioning units, windows, doors, and outdoor areas where applicable.

The completed property condition report is organised by room and delivered within 72 hours of the on-site visit. Every report also includes a deposit dispute guide — a plain-language walkthrough of what to do if your landlord raises a deduction at move-out.

Property inspection reports are available for condominiums, HDB flats, and landed properties across Singapore. Scope and pricing vary by property size. For landed properties we confirm details before booking, as the variation in layout and size across different homes makes it worth a quick conversation first.

Particularly so. A deposit dispute is hard enough to deal with when you're still here. Once you've left, it gets considerably more complicated.

A move-out property inspection report gives you a timestamped photographic record of the property's condition at handover, showing what you left and in what state. It removes the ambiguity that these disputes usually hinge on. For anyone coordinating an international departure with a deposit still at stake, it's a straightforward thing to sort before you go.
