A moving company moves your things. A move manager plans the day around them: the building's rules and application, which vendor comes when, being there on the day, and the handover and condition record after. Some movers include a move manager in their quote, so ask yours what it covers before you book anyone else.
The gap nobody owns
Picture it. The movers arrive at 9am. The building's application went in for the afternoon. Nobody told the moving company, and nobody told you. The truck waits, the crew charges by the hour, and the day is falling apart before a box has moved.
It happens because nobody owns the gap between "lease signed" and "keys in hand". Your mover moves things. Your agent found you the home. What falls in between is a move manager's job.
Side by side

| Handover and the condition record | No | Rarely | Yes |
| Paid by | You | You, in the moving quote | You, a flat fee |

What a moving company does
A moving company gets your things from one place to another, safely and on time. Good ones do it very well.
What many do not do is deal with the building: the application, the lift, the hours, the deposit. Some include it, so ask. Where nobody has it, it becomes your problem, usually on the morning of the move.
Condos set their own moving hours and lift bookings. Ask your mover whether checking them is part of the quote. If the building turns the crew away, you are still paying for their time.
What a real estate agent does
Your agent finds the property, negotiates the lease and hands over the keys, and CEA describes the agent's role as usually ending there. The logistics that follow are not what you hired them for. The better ones will warn you a condo move has more parts than you expect; that is not the same as someone whose job is the sequence.
The building layer most people don't see coming
Every Singapore condo is run by its MCST, the management corporation, which sets the rules for moves in its by-laws and house rules. Expect a move application, a lift booking, a refundable deposit and set hours. The details differ: of two condos we read, one asks for 7 days' notice and the other 2 working days, and only one allows Sundays.
None of this reaches you automatically. You find out by asking the management office, or on the day. Condo moving rules in Singapore sets out what buildings ask for.
What a move manager does
The short version: a move manager owns the sequence between the lease signing and the keys going back. In practice, three phases.
Before the move: confirming the building's requirements, asking you what your tenancy agreement requires of you (cleaning, curtains, aircon servicing records) and building the answers into the plan, lining up the vendors who need notice, whom you book and pay, and sequencing them so nothing clashes.
On the day: being on site, so that when something goes sideways there is someone whose job it is to sort it.
After the move: handover preparation and a dated record of the condition you returned the place in, to set against any deduction.
Property documentation at move-in is the record a deduction at lease-end gets measured against. For more, see Pam's guide to rental deposit return in Singapore.
Common questions
What is a move manager?
Someone who runs the move rather than carrying it: the building's rules and application, sourcing and scheduling the vendors you choose, being on site on the day, and the handover and condition record afterwards. In Singapore the term is also used for a named contact inside some moving companies.
Does my moving company handle the condo's moving rules?
Some do and many do not. Some movers include a move manager, the building application or the loading bay in their quote. Ask yours exactly what is included before you book, and who is checking the building's rules.
Do I need a move manager for a move within Singapore?
Not for every move. It helps most when there are two buildings to deal with, several vendors to sequence, a tight handover date, or when you are abroad or working through the move.
Is a move manager the same as a relocation company?
No. Relocation and destination service firms mostly work for employers on home search and settling in. A move manager works on the move itself and is paid by you.
How we work
At Moving, Managed, move management is what we do, alongside property condition reports. We prepare the building side, schedule the vendors you choose, and run the timeline and the handover, so the sequence is tracked and you are not the one chasing it.
We also offer a property condition report, at move-in, move-out or both: a timestamped, room-by-room photographic record of the property's condition. It is evidence that outlasts recollection if anything gets disputed.
We are not a moving company; we work alongside yours. We are not a real estate agent either; we come in once the lease is signed.
Not sure what your building will require before move day?
We can tell you what your building requires, and ask you what your agreement requires, before either turns into a problem on move day. We do not advise on tenancy agreements.
